You can choose the cancellation policies for your home: one for short-term stays and one for long-term stays. Find out how to set your listing's cancellation policy.

Important things to know about cancellation policies

  • When choosing a cancellation policy for your home, be sure that your selected cancellation policy complies with local rules and regulations.
  • "Full refund" refers to the price that you set for your listing including taxes. Refunds for Airbnb guest fees depend on several factors.
  • Cancellation and booking confirmation times are always based on the local time zone for the listing.
  • A 24-hour cancellation period applies to all standard cancellation policies for shorter stays (less than 28 nights). This allows guests to cancel for a full refund including taxes for up to 24 hours after the reservation is confirmed, as long as the reservation was confirmed at least 7 days before check-in.
  • Certain non-refundable hotel listings are exempt from the 24-hour free standard cancellation period.

Standard cancellation policies for shorter stays

Your standard cancellation policy applies to all reservations of 27 or fewer consecutive nights. All standard cancellation policies include a 24-hour cancellation period — guests can cancel for a full refund, including taxes, for up to 24 hours after confirmation, as long as the reservation was confirmed at least 7 days before check-in.
Flexible Most lenient
  • Guests can cancel until 24 hours before check-in for a full refund including taxes, and you won't be paid.
  • If they cancel after that, they'll receive a refund of pro-rated taxes, and you'll be paid for each night they stay, plus one additional night.
Moderate
  • Guests can cancel until 5 days before check-in for a full refund including taxes, and you won't be paid.
  • If they cancel after that, they'll receive a refund of pro-rated taxes, and you'll be paid for each night they stay, plus one additional night, plus 50% for all unspent nights.
Limited Available for reservations booked on or after Oct 1, 2025
  • Guests can cancel until 14 days before check-in for a full refund including taxes, and you won't be paid.
  • If they cancel between 7 and 14 days before check-in (but after the 24-hour period), they'll receive a 50% refund including full taxes, and you'll be paid 50% for all nights.
  • If they cancel less than 7 days before check-in, they'll receive a refund of pro-rated taxes, and you'll be paid 100% for all nights.
Firm
  • Guests can cancel until 30 days before check-in for a full refund including taxes, and you won't be paid.
  • If they cancel between 7 and 30 days before check-in (but after the 24-hour period), they'll receive a 50% refund including full taxes, and you'll be paid 50% for all nights.
  • If they cancel less than 7 days before check-in, they'll receive a refund of pro-rated taxes, and you'll be paid 100% for all nights.
The following policies are only available to certain hosts:
Strict Selected hosts only
  • If guests cancel 7 or more days before check-in (but after the 24-hour period), they'll receive a 50% refund including full taxes, and you'll be paid 50% for all nights.
  • If they cancel less than 7 days before check-in, they'll receive a refund of pro-rated taxes, and you'll be paid 100% for all nights.
Super Strict 30 Days Selected hosts only
  • If guests cancel at least 30 days before check-in (but after the 24-hour period), they'll receive a 50% refund including full taxes, and you'll be paid 50% for all nights.
  • If they cancel less than 30 days before check-in (but after the 24-hour period), they'll receive a refund of pro-rated taxes and you'll be paid 100% for all nights.
Super Strict 60 Days Selected hosts only
  • If guests cancel at least 60 days before check-in (but after the 24-hour period), they'll receive a 50% refund including full taxes, and you'll be paid 50% for all nights.
  • If they cancel less than 60 days before check-in (but after the 24-hour period), they'll receive a refund of pro-rated taxes and you'll be paid 100% for all nights.

Long-term cancellation policies for monthly stays

Your long-term cancellation policy applies to monthly stays, which are reservations of 28 or more consecutive nights.
Firm Long-term
  • To receive a full refund including taxes, guests must cancel at least 30 days before check-in.
  • If a guest cancels after that, they'll receive a full refund of taxes, and you'll be paid 100% for all nights spent, plus 30 additional nights.
  • If fewer than 30 nights remain on the reservation when the guest cancels, they'll receive a pro-rated refund of taxes, and you'll be paid 100% for all of those remaining nights.
Strict Long-term
  • To receive a full refund including taxes, guests must cancel within 48 hours of booking, and the cancellation must occur at least 28 days before check-in.
  • If a guest cancels after that, they'll receive a full refund of taxes, and you'll be paid 100% for the nights already spent, plus the next 30 nights from the reservation.
  • If fewer than 30 nights remain on the reservation when the guest cancels, they'll receive a pro-rated refund of taxes, and you'll be paid 100% for all of those remaining nights.

Offer guests a non-refundable option with a discount for shorter stays

When you set your standard cancellation policy for stays of fewer than 28 nights, you can choose to offer a non-refundable option. The non-refundable option lets guests book at a discounted rate that's not subject to your standard cancellation policy. If they cancel, they won't be refunded.

Keep in mind that the non-refundable option is still subject to the 24-hour cancellation period that applies to all bookings for shorter stays, with the exception of certain non-refundable hotel listings.

When your cancellation policy may be overridden for a guest refund

Your cancellation policy may be overridden in certain situations. Your guest may be able to cancel for a full or partial refund if:

If a host is paid for the reservation and their cancellation policy is overridden, Airbnb may recover any money owed by the host as provided in our Payments Terms of Service.
